Terra Capital Partners has made debt and equity investments in over 165 office, industrial, retail and apartment properties containing a total of 22 million square feet nationwide. We adhere to a disciplined, income-oriented investment strategy and are highly sensitive to changes in property and capital markets. We invest as markets strengthen and withdraw from, rather than compete in, overheated markets - as evidenced by the sale of our interests at the market peak in 2007. As a result of that sale, we are one of the few major real estate firms that operate without any pre-credit crisis "legacy assets".


2002

Terra Capital Partners is co-founded by Bruce Batkin and Simon Mildé.

2003

Reacting to a market opportunity, Terra raises capital to originate small to mid-size, fixed-rate "gap financing" in the form of income-oriented mezzanine loans, bridge loans and preferred equity.

2004

Terra begins making investments and quickly becomes recognized as the preferred provider of small to mid-size mezzanine loans. Terra closes its first equity investment, the acquisition of an office portfolio in a joint venture with a NYSE-listed office REIT.

2005

Terra acquires a controlling interest in a national office portfolio leased primarily to federal and state agencies. Terra continues to originate mezzanine loans, bridge loans and preferred equity backed by income producing properties.

2006

Terra acquires a second national office portfolio leased to federal and state agencies. Terra becomes one of the largest owners of such properties in the United States.

2007

Reacting to overheated property and credit market conditions, Terra sells its interests in its debt and equity portfolios.

2008

Terra makes select opportunistic investments with its own capital. Terra begins to formulate new fundraising strategies.

2009

In response to the credit shortage and lower property values, Terra returns to the lending market through a new series of income funds focused on providing gap financing.

2010

Terra increases its fundraising and lending activities, growing its portfolio of mezzanine loans, bridge loans and preferred equity investments backed by commercial properties nationwide.

2011

Terra expands its portfolio of mezzanine and preferred equity investments backed by multifamily, retail, hotel and office properties. Since its inception in 2002, Terra has invested in 22 million square feet of U.S. property valued at over $3.9 billion.
